The residence crowns Heirloom, a riverfront development comprising five full-floor homes. It features four bedrooms, four bathrooms and a 596-square-metre layout, with a private rooftop spanning 227 square metres.
Developer Molti delayed releasing the penthouse while its final design was refined, managing director Ben Teague announced. The property is the final penthouse residence at Heirloom, where two homes were reported to remain available for sale.

The private rooftop includes a swimming pool overlooking Brisbane’s skyline, an outdoor kitchen, a dining area, a covered formal entertaining zone and a separate fireside space. Conceived as an extension of the home, the rooftop adds outdoor dining and entertaining areas to the two separate indoor living spaces.
The advertised outlook takes in the Brisbane River, CBD and Story Bridge. The project website described the views as spanning 180 degrees across the river and city skyline.
Design and shared facilities

Architecture firm Bureau Proberts designed Heirloom, while Carr was responsible for the interiors. The development also includes a dedicated wellness level with a gym, sauna, cold plunge and other wellness spaces. According to the listing, these facilities were inspired by international day spas and longevity destinations.
Graya is building the development, with completion scheduled for May 2027. The listing published in October 2026 said the building was due to reach its highest point that month. This was a scheduled milestone, not confirmation that the work had been completed.
Previous sales above $10 million
All Heirloom apartments reportedly sold before the penthouse offering achieved prices above $10 million. One residence sold for $11.05 million to Graya co-founder Rob Gray. The transaction set a Kangaroo Point record for price per square metre for a non-penthouse apartment at the time.

Molti also cited broader Brisbane property figures in its announcement, including a reported increase of 688 per cent over five years in the number of homes selling for more than $5 million. The eventual sale will establish the price a buyer is prepared to pay for the riverfront residence.
