A collection of five luxury penthouses at Kangaroo Point has entered the market as Pikos Group targets a new Queensland apartment price record. The residences form the final release within the completed $250 million Skye by Pikos development, with early buyer interest prompting the company to pursue what could become the state’s highest apartment sale.

Pikos Group has launched the penthouses through a private expressions of interest campaign after completing the 30-storey residential tower. Instead of selling the homes off the plan, the company waited until construction was finished so prospective buyers could experience the completed residences before making a purchase decision.
Signature Collection Released
The centrepiece of the collection is Skye One, a two-level residence spanning more than 1,000 square metres. It features a 247-square-metre rooftop terrace with a private swimming pool, sauna, steam room and outdoor entertaining areas overlooking the Brisbane River and Brisbane CBD.
Unlike the other four penthouses, which are fully completed four-bedroom residences ready to occupy, Skye One is being offered in shell-and-core form, allowing its future owner to customise the interior. The remaining penthouses each include private lift access and expansive open-plan living spaces. Apartments elsewhere in the building start from about $4.4 million.
Founder and executive director Pedro Pikos said the project’s vision was to create homes designed to endure over generations and become more valuable over time. That approach is reflected in the building’s materials, including more than 20,000 square metres of Roman Classic Travertine sourced from Tivoli, Italy.
Interior designer Julie Williamson said the interiors were shaped by Brisbane’s subtropical character and the distinctive Kangaroo Point site, with material selection playing a central role throughout the design.
The release comes as Brisbane’s inner-city apartment market continues to attract premium pricing ahead of the Brisbane 2032 Olympic and Paralympic Games. Kangaroo Point has also been identified for significant infrastructure investment as preparations continue for the event.

The penthouses are aiming to surpass Queensland’s current apartment price record, set earlier this year when the penthouse at ONE Burleigh on the Gold Coast sold for $30 million. While Skye One offers a substantially larger footprint than the record-holding residence, Pikos Group has not disclosed asking prices, making a direct comparison impossible.
If one of the Kangaroo Point penthouses sells above the current record, it would establish a new benchmark for apartment sales in Queensland.
